Selling without an agent in South Haven and Fennville
South Haven and Fennville sit north of the towns this site normally covers, and they sit in different counties from them. That matters more than it sounds when you sell a house yourself: the transfer tax goes to a different treasurer, the deed records in a different courthouse, a different health department answers your septic question, and South Haven has short-term rental rules that shape who will buy.
The general Michigan sequence — disclosure, pricing, offer, title, closing — is in selling without an agent in southwest Michigan. This guide doesn't repeat it. It covers what is different about these two towns, in the order a seller runs into it.
Which county, which offices
Most of the City of South Haven is in Van Buren County; a small part of the city lies across the line in Allegan County, which is why the city describes itself in legal notices as "Van Buren and Allegan Counties." Fennville is entirely in Allegan County, surrounded by orchard and vineyard country.
| Van Buren side | Allegan side | |
|---|---|---|
| Deed recorded at | Register of Deeds, Paw Paw | Register of Deeds, Allegan |
| Transfer tax paid to | Van Buren County Treasurer | Allegan County Treasurer |
| Well and septic questions | Van Buren/Cass District Health Department | Allegan County Health Department |
Before anything else, pull your parcel's tax record and confirm which county and which city or township it is assessed in. On a South Haven address near the county line, don't assume.
What the site's numbers can and can't tell you
MichianaRealty.com™ does not track South Haven or Fennville as towns, so there is no local median price or days-on-market figure here to lean on, and you should be wary of anyone quoting one without naming the sales behind it. The nearest lakeshore markets the site does track are in Berrien County. Through June 2026, per the market report:
- St. Joseph — median sale price $376K, median 43 days on market.
- Benton Harbor — median sale price $179K, median 120 days on market.
These are not South Haven or Fennville numbers. They are context for the kind of spread a single stretch of shoreline can hold — a lake town and an inland town twenty minutes apart can live in different markets. Your price has to come from your own comparable sales.
Pricing from comps on this stretch of coast
Pull closed sales, not asking prices, from the last six to twelve months. Then split them before averaging anything. A house with Lake Michigan frontage, one with a lake view, one a walk from the beach and one out on a farm road near Fennville are four different products, and a single average across them is meaningless. Price per square foot works inside a group, not across groups. Seasonal houses and year-round houses split the same way: a cottage without a winterized water supply competes only with other cottages.
Running your own comps covers the method, and selling a lake house covers valuing frontage when the comparable set is thin. State the result as a range and set the list price inside it.
The short-term rental question
A large share of lakeshore buyers ask one thing before they ask about the kitchen: can I rent it? In the City of South Haven the answer is governed by a registration and licensing program that the city overhauled in 2025. Every short-term rental unit in the city must be registered. Under the current ordinance an owner must pass a zoning compliance review, register before the license expires and have the property inspected. The city lists two license types: Class I, allowing unlimited rental but no more than two stays in any seven-day period, with proof of $1,000,000 in liability insurance; and Class II, limited to six rental terms or 28 days a year. New rentals in the designated overlay district go through a separate special land use application, and the city has posted a review time of about four months for zoning compliance applications.
What that means for a seller: never market a house as a rental investment unless you have confirmed with the city's short-term rental coordinator what the buyer would actually be able to obtain, and in what timeframe. If your property has a license, put its class and expiry in writing and let the buyer verify it directly with the city. Outside the city the rules change — South Haven Charter Township has its own short-term rental ordinance, and the Allegan County townships around Fennville set their own. Short-term rental rules across Michiana covers the regional picture.
Shoreline, bluffs and erosion zones
Michigan's Department of Environment, Great Lakes, and Energy maps high risk erosion areas — Great Lakes shoreline receding at a foot or more a year over at least 15 years — and regulates building setbacks within them. Its published map list includes the City of South Haven, South Haven Township and Covert Township in Van Buren County, and Casco, Ganges and Saugatuck townships among others in Allegan County. If your parcel is on the water, look it up on EGLE's township maps before a buyer's lender or insurer does, and disclose what you know about erosion, shore protection and any permits. A buyer planning to rebuild or add on will need the setback answer; having it ready keeps the deal moving. Buying on the Lake Michigan shoreline is the guide your buyer will be reading.
Wells, septic and farm-country deeds
Much of the housing outside the two city centers runs on private wells and septic systems, and a buyer or lender may well want both checked. The Van Buren/Cass District Health Department offers well and septic inspections for home sales; on the Allegan side, call the Allegan County Health Department and ask what it requires or offers before you list, so the answer isn't a surprise in week three of the contract.
Fennville-area parcels bring one more item. Michigan requires every deed for unplatted land to state how many further land divisions pass to the buyer, and to carry a notice that the property may be near farm land or a farm operation protected by the Michigan Right to Farm Act. Next to working orchards that notice is not boilerplate. Buyers from the city should hear about spray seasons, harvest traffic and packing operations from you, not discover them in October.
Paperwork: the same Michigan forms
Nothing about the county changes the state requirements. You must deliver the statutory Seller's Disclosure Statement before signing a binding purchase agreement; if it comes later, the buyer gets 72 hours to terminate after in-person delivery, or 120 hours after registered mail. Homes built before 1978 need the federal lead-based paint disclosure, pamphlet and 10-day inspection opportunity. The Michigan disclosure form guide and the Michigan purchase agreement guide cover both, clause by clause. For a furnished cottage, attach a written inventory of every item that conveys.
Transfer tax and closing
Van Buren and Allegan counties charge the same county transfer tax as Berrien — 55 cents per $500 — on top of the state's $3.75 per $500, for $8.60 per $1,000 combined, and the seller is liable for both. On a $300,000 sale, that is $2,580. The state portion can be waived for a principal residence whose state equalized value hasn't risen since you bought it, which rules out most sellers and every second home. Closing costs in Michigan lists every other line, and taxes on selling a house in Michigan covers the capital gain, which matters more for a vacation property than a primary home.
Showings when you live somewhere else
Plenty of lakeshore owners live somewhere else. Selling from a distance works if you set it up: a lockbox and a local person who can open the house, a firm weekend showing schedule during the season, photographs taken in summer, and a title company near the property that can handle a mail-away or remote signing. Showings and open houses and preparing your home cover the rest, and selling direct ties the whole sequence together.
Frequently asked questions
Can you sell a house without an agent in South Haven, MI?
Yes. Michigan does not require a licensed agent or an attorney to sell a home, and a title company handles the closing either way. The seller must still deliver Michigan's statutory Seller's Disclosure Statement before signing a binding purchase agreement, provide the federal lead-based paint disclosure for homes built before 1978, and pay the state and county transfer taxes.
How do I sell my house without an agent in Fennville, MI?
Confirm your parcel's Allegan County assessing unit, price from recent closed sales of truly comparable properties, complete the Michigan seller's disclosure before accepting an offer, and use a written Michigan purchase agreement. Ask the Allegan County Health Department about well and septic requirements before listing, and expect the deed on unplatted land to carry the state's right-to-farm notice.
What county is South Haven, Michigan in?
Mostly Van Buren County, with a small part of the city extending into Allegan County. Van Buren County deeds are recorded in Paw Paw and Allegan County deeds in Allegan, so check your parcel's tax record to see which county and assessing unit apply before you list.
How much is the transfer tax on a South Haven home sale?
The same as elsewhere in Michigan outside the largest counties: $3.75 per $500 in state tax plus 55 cents per $500 in county tax, or $8.60 per $1,000 combined, paid by the seller. On a $300,000 sale that is $2,580. A principal residence whose state equalized value has not risen since purchase can be exempt from the state portion.
