Michiana Housing Market Report — June 2026
June's data delivered the year's fastest market print: Mishawaka's median days on market fell to 12. County values accelerated for the third straight report — St. Joseph County at $233,766 (+5.6% year over year), Berrien County at $285,299 (+6.1%) — and the region's two-speed pattern sharpened further. Home-value data runs through May 2026; closed sales through April 2026.
Town by town
- Mishawaka — a $221,178 median sale price (+7.4%) and 12-day marketing times, with inventory down 16.2%. April's closings confirmed May's signal: the Princess City was the corridor's most competitive market this spring.
- South Bend — $172,750 median (+14.0%), homes back to 20-day sales, inventory down 17.8%. The affordable core stayed a seller's market by every measure.
- Elkhart — $207,500 median (+5.9%), 36 days, and inventory up 23.4% — the county's supply finally responding after a tight year.
- Granger — the split screen went wider: a $374,000 median (−7.7%) on 28-day sales, while active inventory ran +139% year over year — from 28 listings a year earlier to 67. The premium market had become, unmistakably, the place where buyers gained leverage first.
- Niles — $175,000 median (+12.9%) with inventory down 36.4% to just 21 homes — the region's thinnest market, and its steadiest value line (+5.7%).
Rates
The 30-year fixed eased slightly to 6.49% — rangebound in the mid-6s, where it had spent the entire spring.
What to watch
July's report — whether Granger's inventory keeps compounding into real price cuts, and whether the affordable core's double-digit scarcity finally draws out sellers.
